Geothermal Industries Australia (GIA) was engaged to deliver the geothermal drilling scope for a premium commercial apartment development in Double Bay, NSW. The project required drilling 20 geothermal probes to a depth of 135 metres each on a tightly constrained urban site in one of Sydney’s most prestigious eastern suburbs. Double Bay’s combination of heritage considerations, underground services, and variable coastal geology presented significant challenges. Working within a limited footprint alongside other trades, GIA deployed compact, manoeuvrable drilling equipment and carefully staged our operations to maintain project momentum. Despite the site’s constraints, our team successfully completed all 20 boreholes to the full 135‑metre specification without incident, protecting adjacent buildings and minimising disruption to the surrounding neighbourhood.
For this installation, GIA utilised our 45DN Muovitech Turbo pipe as the geothermal probe material. The 45DN diameter was selected for its superior thermal transfer characteristics and hydraulic efficiency over the 135‑metre depth, making it ideal for a commercial apartment development where consistent heating and cooling performance across multiple residences is critical. Muovitech Turbo pipe’s robust construction and high burst pressure ratings ensured reliable installation through the challenging ground conditions encountered in Double Bay, including sandy soils, clay layers, and sandstone. Each of the 20 probes was carefully installed, thermally grouted to maximise ground contact, and pressure‑tested to verify system integrity. The combination of GIA’s drilling precision and the high‑performance Muovitech Turbo pipe delivered a durable, energy‑efficient geothermal loop field capable of serving the apartment building’s HVAC demands for decades.
